What is a Class A office? The differences between Class A, B and C offices

When you look for an office in Istanbul, you often hear the words "Class A office" in listings and meetings. This is a market definition used to describe the quality of a building. It is not an official certificate or a single standard.

What is the grading based on?

• Location: Being in the main business districts and in places that are easy to reach
• Building: The age of the structure, its architecture, entrance and common areas
• Technical infrastructure: Central air conditioning, generator, number of lifts, fire system
• Parking: Enough parking that is easy to use
• Management: Professional building management, security, cleaning

Class A office

Office towers that are new or well renovated, have strong technical infrastructure and are centrally located fall into this group. It is the group with the highest rent and service charge.

Class B office

These are offices in a good location but in an older building or with simpler fittings. For many companies a well-kept Class B building is the option that gives the best balance of price and quality.

Class C office

Old commercial buildings and buildings with limited infrastructure are in this group. The rent is low, but there may be shortcomings in lifts, parking and heating and cooling.

How do you decide?

Not every listing that says "Class A" is of the same quality. Visit the building and go through the five points above one by one. Ask about the service charge along with the rent, because the service charge rises as the building class rises.
