What to check when buying an office or apartment in a new development
What to check when buying a property in a development that is under construction or newly completed. The questions to ask beyond the brochure.
What you see in a new development is usually a brochure and a few images. Before you decide, you need to look at what the brochure does not show.
Location and surroundings
Go to where the development is. What is the transport like, what is nearby, how is the area developing? Look on site, not on the map.
The developer
- Which developments has it completed before?
- Were those developments handed over on time?
- Can you visit one of its completed developments and see the workmanship?
Layout and use
The wide angle in the images can be misleading. Look at the floor plan: how much usable area is there, where does the light come from, where are the columns?
Handover and documents
Find out in writing the handover date, what is included at handover and the status of the title deed. Ask a lawyer about anything you are not sure of.
How do we look at it?
We are a team that comes from the development and renovation side. We assess a development by its structure and its potential, not by its brochure. We give you access to the developments we select before they open for general sale.
Frequently asked questions
What does buying before launch mean?
It means buying in the period before the development opens for general sale. There is more choice in this period.
How can I assess a development myself?
Go to the site, walk around the area, and see another development the company has completed. Do not decide by looking only at the images.
